Special applicators and pads are available for applying VCT finishing products.

Vinyl composition tile, or VCT, flooring provides a durable surface for your home. Althought VCT is commonly found in commercial offices and stores because of its ability to withstand high foot traffic, homeowners are beginning to install VCT in rooms where they want an easy-to-clean surface. Once the tiles are set, the glue that holds them in place must cure for at least 24 to 48 hours before you can use the floor. That means you should try not to walk on the floor any more than necessary, nor should you place any heavy objects on the tiles. After two weeks of only light foot traffic on the floor while the adhesive cures completely, you must remove the light protective coating that comes on the tiles so you can apply floor finishing product.

1. Sweep away debris from the vinyl composition tile with a broom or a vacuum. Avoid scratching the floor.

2. Mix a liquid or dry household floor cleaner with water according to directions on the bottle or box. Normally you would clean VCT tiles with a mix of 3 to 4 ounces of neutral pH detergent per gallon of scrub water in a bucket, but for the initial floor cleaning you need something stronger to remove the protective coating applied to the tiles by the manufacturer.

3. Dip a mop into the detergent mixture and wring it out. Scrub off any adhesive from the floor’s surface using the mop’s scrubber. Clean a small area, then dip the mop back into the bucket. Wring the mop out and continue cleaning another section. Repeat this process until you cover the entire floor. Rinse the mop well. Fill the bucket with clean water.

4. Remove the detergent from the VCT flooring by wiping it off with a clean mop. Rinse the mop in the bucket of water frequently and wring it out well. Allow the floor to air dry.

5. Apply a thin coat of VCT finisher or sealer, using a floor applicator designed for applying floor finishes. The applicator has a rectangular form attached to a long pole. Depending on the model, the applicator pad attaches to the rectangular form with elastic, hook-and-loop fasteners or by some other means. Allow the finisher or sealer time at least an hour to dry following package recommendations. If it is a humid day, allow extra drying time. Once the finisher or sealer is dry to the touch, apply a second thin coat of finisher or sealer and allow it time to dry as well before using the floor.

Ceramic & Porcelain Tile Cleaning, Newport Beach CA

image

Care instructions for ceramic & porcelain tile by location and by spill.

Sealing Ceramic and Porcelain Tile & GroutCeramic and porcelain tile is a kiln-fired product. Available in glazed or unglazed and baked under high heat making it very hard and often highly resistant or impervious to liquid stains. Ceramic and porcelain tile is available in a multitude of colors, textures and shapes and is often designed to mirror natural stone surfaces and generally is easier to take care of than most natural stone surfaces.

The surface of most ceramic and porcelain tile does not need to be sealed, although some require a light application of a penetrating sealer to fill the micro pores on the surface of the tile. However, the grout joint between the tiles is usually very porous and generally made of a cement-based material.

Therefore, grout joints typically will need to be sealed and maintained properly to prevent stains and discoloration. There are a wide variety of sealers available, so you need to select one for your specific needs. Impregnating sealers go into the grout joint and protect against water- and oil-based stains. Industry professionals now recognize that grout is best protected with a fluorochemical-based sealer.

Cleaning Ceramic and Porcelain Tile & Grout

Keeping your ceramic, porcelain tile & grout free of dust and dry, sandy soil will minimize scratches, wear patterns and grout soiling that can develop from everyday use and traffic. Sweep, dust or vacuum surfaces regularly to remove loose soil and dust.

Clean your tile & grout using warm water and a clean nonabrasive cloth sponge or mop. Use a neutral cleaner that is specially formulated for ceramic, porcelain tile & grout to help remove soils that sweeping, dusting, vacuuming or damp mopping leave behind.

Do not use ordinary household cleaners, as you may degrade the sealer that was applied to the grout to protect against stains. This includes not using acidic or alkaline cleaners, bleach, abrasives or ammoniated cleaners.

Countertops and Vanities

Use a pH-balanced cleaner to keep surfaces clean fromeveryday soils and stains. Cleaning products with protector are also available, which not only clean but also reinforce sealer on grout.

Floor Surfaces

Vacuum or dust frequently using a clean non-treated dry dust mop. Sand, dirt, and grit may scratch your tile or build-up on your grout joint leading to discoloration. Mats or area rugs inside and outside an entrance will help minimize the potential damage from these particles.

Damp mop your tile floor with a diluted solution of neutral cleaner. Try to stay off the floor until it is completely dry, as wet tile floors may be slippery.

Bath and Other Wet Areas

For daily maintenance cleaning, use a neutral, pH-balanced cleaner to clean everyday soils and stains. In the bath, or other wet areas, using a squeegee after each use can help minimize this build-up.

Restoring Ceramic and Porcelain Tile & GroutFor cleaning and restoring old ceramic, porcelain tile & grout to like new condition, we recommend using an acidic cleaner designed for this surface. This will remove tough soap scum, hard water deposits, grout haze, and efflorescence. If you have heavy grease and oil stains, pre-clean using an alkaline cleaner formulated for ceramic and porcelain tile. This will cut through tough grease and soil stains.

After restoring your tile and grout, remember to seal with an impregnating sealer to guard against future stains.

What To Do When Spills OccurGrout EtchingCeramic and porcelain tile is usually impervious or highly resistant to staining. However, grout may be a different story. Substances that are highly acidic, such as orange juice, coffee, vinegar, wine, tomato-based products, mustard and many soft drinks will most likely leave an “etch,” a chemical reaction that may leave a dull area or mark. Properly sealing the grout will give you time to wipe up a spill to avoid staining, but it cannot prevent etching. In addition, ordinary household cleaners with colored dyes or those containing bleach, ammonia or abrasives are not recommended for ceramic, porcelain tile & grout. They may damage the surface and likely degrade the sealer that is applied to the grout, which provides stain protection.

Food Spills

Scoop up food with a plastic spoon. Blot with a dry white cloth. Spray the area with a neutral cleaner and wipe off excess with a clean cloth.

Liquid Spills

Blot up the excess with a clean, dry cloth. Then clean the area with a pH-balanced cleaner and wipe off excess with a clean cloth.

Mud

Let the mud stain dry completely. Remove dried mud with a soft plastic nylon brush. Spray affected area with a neutral cleaner and wipe off excess with a clean cloth.

Mop 5 Things You Should Know About Cleaning Porcelain Tiles

Envision watching your brand new porcelain tiles getting installed.  Watching them put the finishing touch on the installation, and seeing for the first time your brand new floor in all of its glory.  New, pristine, and virtually untouched.  Then picture someone coming in out of the rain and tracking mud and grime all over your new floor.

Cleaning your porcelain tile is not like cleaning other surfaces.  This is because porcelain tiles fire at a much higher temperature than the average ceramic tile (2,300°F apposed to 1,800°F) which drives out more water, making a stronger structure.  Also, because of the unique ingredients used to make porcelain, it will form into a low-order glass, making it extremely water resistant (Read more about it here).  Because of this porcelain will absorb less than or equal to 0.5% of moisture, helping the tile become more stain resistant, as well as not allowing dirt to penetrate the surface; however, it is still necessary to remove the dirt and grime from the top of the tiles.  Here are five things you should know before cleaning your porcelain tiles.

1)      Start with a clean slate

Often overlooked, a great deal of construction dirt and grout haze can be left over from the installation.  Having a thorough cleaning after the initial install will ensure the ease of future daily maintenance.

2)      (Water) Resistance is few-tile

Because porcelain tile is generally water and stain resistant, the daily upkeep is quite easy.  Use warm water to keep your tiles looking neat and eliminate the need for chemicals and cleaners.

3)      Brush the dirt off your tile

If there is loose dirt on the tile, consider using a soft, natural bristle broom, or simply vacuum the debris off the floor.  If the soil is a little more caked on, try using a nylo-grit brush.  You will want to brush and scrub slowly in an overlapping figure eight pattern.  If this still doesn’t do the trick, try a 175 rpm rotary scrubber to get the proper results.

4)      Stain in the back

If you happen to get a stain, we recommend the use of an ordinary floor cleaning product diluted with warm water (3-4 capfuls per 5 gallon bucket, or per manufacturer).  Using oily products can produce an oily layer over your porcelain tiles, which you don’t want.

5)      Avoid the Acid Trip

We do not recommend the use of acid washing, especially if you have colored grouts.  This is because the use of acids can cause discoloration of the grout joints, and in severe cases the color pigment can actually affix itself to the surface of the tile, in turn making it more difficult to clean.

However, if you do go this route, have several rinse buckets with clean water available before attempting to pick up the scrubbed solution.  Use a wet vacuum to pick up the liquid and immediately rinse the surface with clean, cold water.  Pick up the rinse water and repeat until the surface is completely free of any foreign substance.

Although there are many ways to properly clean your floor, you can’t be too careful.  Knowing these five steps will serve you well as you keep your investment nice and clean.

Having a clean floor will help you achieve the maximum life-cycle of your floor.

Each carpet is inspected, furniture is moved, all areas are pre treated, followed by a thorough extraction/ rinse and powerful vacuum passes to remove excess moisture. All of our coupons and special offers include this level of service, as we only do the most thorough cleaning possible on every job!

Carpet Cleaning Procedures

  1. Carpet Inspection: Our technician will inspect the areas to be cleaned, identifying potential problem areas, as well as expected cleaning results. Furniture to be moved will be identified, and you will be advised of possible permanent staining or damage to your carpet.
  2. Measure: The technician will then measure the areas to be cleaned. If we are cleaning carpet in an entire room, a wall to wall measurement will be taken. If we are cleaning only “traffic areas” we will do our best to measure the open areas. We charge by the square foot and only charge you for the carpet we actually clean.
  3. Firm Price: After measuring, the tech will go over the exact price of carpet cleaning and get an approval before the job is started. We will always give you the best deal possible as it fits into our pricing structure. This price does not change unless more repairs or stain removals are requested by homeowner.
  4. Pre Treatment: To start the carpet cleaning process the carpet is first treated with a powerful traffic lane prespray to loosen soils. A surfactant is used that is specifically designed for use on residential carpet. This could differ according to the condition or type of carpet being cleaned.
  5. Extraction: The next step is the most important, the actual hot water extraction. A powerful truck-mounted machine with hot water (above 200o) and a mild detergent combined with extreme vacuum power will rinse the soils, stains and detergents from your carpet. Approximately 95% of the moisture is recovered in this step, leaving your carpet only slightly damp.
  6. Post Cleaning Inspection: Your clean carpet is ready for inspection. When finished, the technician will advise you in helping the drying process. Also, any remaining stains (Red wine, juice, coffee, etc.) that have dyed the carpet, can be addressed if you request, as well as any repairs that are needed after carpet cleaning.

After Cleaning:

  • Be Careful! When walking from damp carpets to hard surfaces it can be very slick, so please watch your step!
  • Stay Off: Keep pets and kids off the carpet for as long as possible, preferably 5 or 6 hours.
  • Apply Protectant!! You can extend the life of your carpet by applying protectant, so ask the technician in your home for a price quote … It’s worth it!
  • Wait at least 24 hours before you remove tabs from under furniture legs, or to vacuum your carpet.

Nothing feels better under your feet or improves the look of your home like new carpeting. The number of people and pets in your household will determine how long your carpet looks and feels great, as everyday contaminants such as dirt, dander, hair and dust accumulate in the fibers. Bring new life back to your flooring with expert carpet care and cleaning from Pacific Carpet & Tile Cleaning in Newport Beach.

The Benefits of a Carpet Cleaning Service

  • Good Health

Your carpet acts as a filter, trapping airborne particles, allergens and contaminants and preventing them from recirculating through the air. Like other types of filters, it will eventually reach a saturation point. For those who suffer from allergies this is of particular concern; a carpet that can no longer filter allergens will reintroduce them with each step, reducing indoor air quality.

While routine vacuuming is essential to removing surface dirt and debris, even the most powerful household vacuum can’t remove it all. A professional cleaning gets deep down into the fibers, releasing particulates and removing them for good.

  • Protect Your Investment

The flooring in your home is a big investment in the health and comfort of your family. Over time the same contaminants that reside in the fibers can begin to break them down, particularly in higher traffic areas as each footstep causes friction.

An improperly maintained carpet will show wear and tear and will require replacing much sooner than one cleaned regularly, helping to protect and prolong your investment.

Six Steps to Expert Carpet Cleaning

The Institute of Inspection, Cleaning and Restoration Certification (IICRC) has set the gold standard for professional carpet care and cleaning. Pacific Carpet & Tile Cleaning in Newport Beach adheres to their principles by following the six steps listed below:

  • Removal of dry soil. A deep vacuuming is performed, using agitation and high quality filters to remove a large percentage of particulate.
  • Applying a preconditioning solution. This solution is designed to separate the soils from the carpet fibers.
  • Agitation of the preconditioning solution. Agitation ensures maximum contact between the solution and the fibers.
  • Soil removal with a hot water rinse. There is a reason that this is the most commonly used method of soil extraction – a hot water rinse is a highly effective method of soil removal. A truck mounted, high efficiency system is capable of removing both the cleaning solution and any particulates residing in your carpet.
  • Grooming.Used to improve the overall appearance of your carpeting, grooming can help restore the pile and eliminate any matting.
  • Drying. This is a critical step in the cleaning process, as a damp carpet can cause odors or accidents and attract soil. Most carpets take between two and six hours to thoroughly dry.

Improve the Look of Your Home

Remember how your carpet looked the day it was installed? Its visual appeal is due largely in part to the cleanliness and fullness of the fibers. As life happens in your home, so do spills and stains in addition to foot traffic. A deep cleaning can refresh and renew the look and feel of your carpet and your home.

Not all carpet cleaning services are created equally; choose a company with a great reputation for service and excellence, and one with years of experience behind them. The professionals at Pacific Carpet Cleaning are dedicated to providing their clients with superior service. Give use a call today.

The Choice Is Yours

Traditional Rotary Scrubber (Good)

This method provides for good agitation, but lacks extraction and can therefore over wet and damage carpet if the technician is not properly trained or does not have the proper experience. Though this method is not recommended in most cases, it may be the best option for specific carpet types in certain commercial carpet situations where the use of other methods is not possible.

Scrub Wand (Better)

This method provides for good extraction, but forward and backward cleaning action depends on manual labor, operator strength and endurance in order to receive consistent results each time. This is a better method than the Traditional Rotary Scrubber method mentioned above and can be very effective in most carpet cleaning situations.

RX-20 Rotary Cleaning System (Best)

This is the most effective method for cleaning your carpets and will usually produce the best results. It provides for the best agitation and extraction since the machine does all the hard work and it does not depend on manual labor, operator strength and endurance like the Scrub Wand method mentioned above. The revolutionary self-powered RX-20 consistently cleans all areas of the carpet every time, since the operator’s physical strength is not an issue.

RX-20

The RX-20 applies the power of 5 men simultaneously cleaning, returning carpet fibers to a like new fluffy condition. Five powerful cleaning heads rotate over the carpet, flushing and removing deeply embedded soil from all sides of the carpet fiber. It deep cleans your carpet using the a brushless, rotary cleaning action which restores your carpet’s color and resiliency all in a one step process. This state-of-the-art device, along with the power and heat of the Boxxer™ 421 Truckmount offers unmatched cleaning ability that can clean even the dirtiest carpets restoring their natural beauty once again. If you are looking for the best possible results every time, the RX-20 Rotary Cleaning System is the way to go!

Carpet Protection

ScotchgardOnce we have cleaned your carpet it is a good idea to protect it. We recommend Scotchgard™ Protector, this will help protect against both oil and water based stains. It will help your carpet stay cleaner longer and make it so stains release more easily when your carpet is cleaned again. Scotchgard™ Protector helps keep spills from becoming hard-to-remove spots or stains. It repels liquids, so spills can be blotted up quickly and easily. Spills blot up before they become stains and it is even effective against fruit drinks, soft drinks and frozen fruit treats! The best time to apply Scotchgard™ Protector is right after cleaning; Pacific Carpet & Tile Cleaning of Newport Beach can do it for you. Regular vacuuming and prompt cleanup of spills will help maintain the bright, freshly cleaned look for a long time. Be sure and ask about it when you have us clean your carpets!

Carpet Deodorizer

If it stinks, we’ve got your solution! Unwanted odors in your home or business, may be coming from your carpet. Remember, your carpet is like a large air filter and can therefore retain unpleasant odors. Why not have Pacific Carpet & Tile Cleaning apply a deodorizer to your carpet the next time you have us clean them. When you have us apply a carpet deodorizer, you can eliminate any unwanted odors and leave your house smelling fresh throughout. No matter if its pet odors, urine odors, smoke odors or any other kind of odor you are experiencing, we can eliminate it and help you breath a breath of fresh air once again.

ODORCIDE® & MICROBAN®

Odercide® completely and permanently eliminates odors including urine, feces and mold or mildew malodors. It is safe to use on stain resistant carpet and it works fast since it has no dwell time. It also contains inhibitors that will control odors long after application. It is safe to use on wool carpets and is of no danger to pets or people.

Microban® protects your carpet against germs and odors. It is an EPA-registered phenolic disinfectant that provides antimicrobial protection. It may be used in water damage situations or any similar situation where it is necessary to kill or inhibit the growth of microorganisms such as bacteria, mold or mildew.

While hard-surface flooring materials—including tile, stone, and new sustainable options, such as bamboo—have recently become more popular, many church facility administrators still prefer carpeting.

One of the key reasons for this preference is that carpeting absorbs sound, while hard-surface flooring can actually cause noises to reverberate throughout a facility—potentially causing a serious distraction, especially in a large setting with many people.

Carpeting also offers another benefit to busy church facilities. While hard-surface floors are likely to show soiling and spills, carpeting acts like a sponge, absorbing soils. Contaminants typically seep down into carpet fibers or are hidden from view because of the pattern, design, or texture of the carpet.

Carpeting offers other benefits, as well. Some studies indicate that carpeting is easier to maintain than hard-surface flooring and, in the long run, more cost-effective.

But one thing is certain: carpets must eventually be cleaned. They can act as a sponge for only so long before beginning to appear soiled and becoming unhealthy.

There are many ways to clean carpets today, some more effective than others. Much depends on the type of carpet, how it is constructed, traffic conditions and use, temperature, humidity, and even location. While there are many ways to clean carpeting, the current trend is to use low-moisture cleaning methods.

There are some cleaning professionals who believe that the best way to remove stubborn soils, even in carpeting, is to use more water in the cleaning process. The reason for this is that many believe water flushes out contaminants, leaving carpets cleaner.

But, this is not necessarily the case. While there is a place for water in carpet cleaning—and, in fact, it is necessary when the most effective techniques are employed—using lots of water can cause a number of problems.

Water IssuesUsing excessive amounts of water during carpet cleaning can result in what is called “wicking” or “wick-back.” This is when soils that have not been flushed away come up to the surface of the carpet as it dries.

Excessive amounts of water can also cause the following problems:

* Stretching, a condition in which the carpet does not lie flat on the floor in some areas* Damage to the adhesives used to secure the carpet to the floor or at seams* Rapid resoiling, which occurs when traffic is allowed on the carpet before it is fully dry; the moisture and cleaning chemicals act as a magnet, drawing soils back into the just-cleaned carpet* Unusually long drying times, which can force areas of a facility to remain out of service and increases the potential for the growth of mold and mildew* Moisture seeping underneath the carpeting and into the pad or subfloor below

The last two items are of particular concern.

According to the U.S. Environmental Protection Agency, the risk of mold or mildew developing in a carpet after cleaning increases if the carpet has not dried in 48 hours or less.

This can negatively impact indoor air quality and cause a variety of health-related problems. Once mold and mildew develop, church administrators will have no choice but to take serious action to protect the health of the church facility.

Low-Moisture Carpet Cleaning in a NutshellThe problems that can be caused by using excessive amounts of water have spurred many cleaning professionals—and the carpet cleaning industry in general—to move toward low-moisture carpet cleaning methods.

According to Mark Warner, president of the nonprofit Low-Moisture Carpet Cleaning Association, “Low-moisture carpet cleaning refers to methods and/or procedures that allow carpet fibers to dry to their natural state in two hours or less.”

Warner is quick to point out that “every carpet exists in a unique environment,” which means that such things as temperature and humidity can impact how quickly the carpet dries. But, regardless of conditions, the goal is for carpeting to dry in a short amount of time.

There are a number of carpet cleaning procedures that qualify as low-moisture cleaning. Much depends on whether the carpet needs what is called “interim” cleaning, or if more thorough “restorative” cleaning is necessary.

Interim cleaning is considered to be routine maintenance, meaning the carpet is not overly soiled. Interim cleaning methods include thorough vacuuming, using “dry” or encapsulation cleaning methods, and shampooing or bonnet cleaning.

Using interim carpet cleaning methods benefits church facilities because they help remove surface soils, minimize the development of “traffic lanes” (visibly soiled areas) in busy walkways, and maintain the carpet’s appearance.

Restorative Low-Moisture Carpet CleaningHow does restorative low-moisture carpet cleaning differ from interim methods?

According to Mark Baxter, an engineer with U.S. Products, a manufacturer of professional carpet cleaning equipment, restorative cleaning refers to the kinds of methods that are necessary to clean carpets that “are either loaded with soils, spots, and/or stains, or have not been cleaned for a long time—several months or more. Restorative cleaning is a much more effective form of cleaning…necessary to remove deeply embedded soils [in carpet fibers].”

Typically, the carpet cleaning method used in restorative cleaning is hot-water extraction. This method is available in either truck-mounted systems or portable machines. If your church is cleaned in-house, a portable system will probably be used.

“Fortunately, some [portable] extractors are quite powerful,” said Baxter, “offering the cleaning power of a truck-mount in a portable.”

But, what qualifies a hot-water extractor as a low-moisture machine? After all, these systems do require water in order to clean.

The amount of water used, along with the power of the equipment and even the type of cleaning wand used, are what qualifies a machine as low-moisture.

“Some [low-moisture] systems use less than a gallon of water per minute to clean,” Baxter said. “This is considerably less than conventional machines and many older [carpet] extractors.”

In a nutshell, using less water, powerful vacuums and wands with advanced airflow are the features that qualify some machines as low-moisture carpet cleaners.

Most Like It HotUsing heated water contributes to low-moisture carpet cleaning, as well, for several reasons. First, using hot water (at temperatures of 212ºF or more) helps carpeting dry more quickly.

Additionally, using heated water can improve the effectiveness of cleaning chemicals. This often means less water and chemical may be necessary to clean heavily soiled areas.

Heat has other benefits that can prove valuable to church facilities in particular.

According to Jeff Bishop, a carpet cleaning expert and administrator of Clean Care Seminars, which offers instruction in carpet cleaning and other cleaning systems, heat not only improves carpeting’s appearance but also improves the health of the indoor environment, protects indoor air quality, and makes facilities healthier places to visit and use—something all church administrators want for their facilities.

Mexican pavers, whether for the inside or outside or even the driveway area, are beautiful tiles which are made from natural clays that create a rustic terra cota product. These tiles can be used on walls, floors, countertops and even outdoors. Mexican pavers date back hundreds of years and have been installed in almost every thinkable application.

Having been manufactured from natural raw materials, Mexican pavers continue to be one of the most relatable finished materials offered. Whether a designer is decorating your Spanish Estate or you are upgrading your first modest property, Mexican pavers serve as a wonderful tile that brings warmth and fashion to any environment.

There are several types of Mexican pavers, including Lincoln Pavers, Tecate Tiles and the most common… Saltillo Tiles. Lincoln Pavers and Tecate Tiles are derivatives of the original Saltillo tiles, manufactured in Saltillo, Mexico. The advantage that Pavers and Tecate Tiles bring, for the most part, is their uniformity and/or breaking strength. But just like good movies, you can’t beat the original!

Saltillo Tiles, in their natural form, offer rich and colorful variations ranging from a subtle reddish-orange to a wispy yellow. The sizes range from 4″x4″ to 18″x18″ and include various shapes and specialty trim pieces.

Over the years, consumers and companies have figured out how to modify Saltillo Tiles; breaking them into many pieces to create mosaics and staining them with a limited number of colors ranging from “white-wash” to “leather”.

We have the knowledge and products to expertly, restore, seal new or “old” mexican pavers.

THE TRUTH ABOUT SALTILLOS

Saltillos are handmade tiles from Saltillo, Coahuila, Mexico. (just south of Texas) They are rustic and have a lot of personality.  We would like you to know that Saltillos have the following characteristics.

  • SALTILLOS have sandy backs sometimes (caused by dumping the wet tile from the mold onto the ground to sun dry before baking)
  • SALTILLOS have chipped edges.
  • SALTILLOS have lime pops (little criters).
  • SALTILLOS are not the same size.
  • SALTILLOS are not the same thickness.
  • SALTILLOS are not perfectly flat.
  • SALTILLOS are not all perfectly square.
  • SALTILLOS have occasional animal prints (to get one of these you have to be lucky).
  • SALTILLOS have occasional cracks on the surface.
  • SALTILLOS are not all the same color (they even vary in shading in the same tile)
  • SALTILLOS are prone to alkali (efflorescence) in the clay tile.  To minimize this problem they must be properly sealed and kept sealed.

SIMPLE PROCEDURES

Oil and other emollients will work their way through any sealer if left on the tile long enough. Grated cheese, potato chips, cooking oil, etc. should be wiped up or swept up regularly.Sweep more often than mop (the more you mop the quicker the qrout lines become discolored). When you mop use plain water and a capful of any neutral P.H. cleaner.  This type product disinfects your floor without dulling the finish.NOTE: always dry up any solution left standing after mopping or finishes will soften enabling dirt to stick easier to the grout and tile.A light maintenance program is recommended annually to maintain your floors finish.CHAIRS, TABLES AND RUGS Anything that will be sliding across the finish must have a felt foot or any other means of protection, caster, coaster, etc.No non slip sheets under area rugs are to be used because the rubber is primarily a petroleum based product and eventually it will leave stains on your tile.

Efflorescence Cleaning

Efflorescence is the white haze that appears on most types of outdoor paver applications, and includes Mexican Pavers. It is a natural occurring discharge and can not be prevented. Efflorescence comes directly from beneath the pavers and is a reaction to the build up of moisture and the materials used. The most efficient way of dealing with efflorescence is by using breathing type products, namely sealers. By using a breathable sealer you will allow the moisture and efflorescence to reach the surface, rather than being trapped. If it is trapped, the only way to get rid of it is for the floor to be stripped. So ensure that you only use breathing products on your Mexican Pavers.

Please contact us for the inspection and plan of removal for your Efflorescence Cleaning problem.  There are no shortcuts, or use of any standard acid cleaner.

PROCEDURES FOR THE RESTORATION

  1. Tape and paper all exposed non-treatment areas for the procedures.
  2. Use a special product to completely “strip” (all stripping requirements should be completed manually, to maintain the beauty of the pavers and avoid damage) the surface of the Mexican Pavers. This process is normally completed 2 different times (depending on the “build-up of the grime, it could take more effort). No residue can be left by the “old” sealing method. This includes the grout area.
  3. Neutralize the floor with an organic washing system.
  4. The surface area shall be completely clean and dry.
  5. Allow treated surface area to dry, for 24 hours before the next procedure.
  6. The next procedure is to apply the final sealing process on the Mexican Pavers. The sealing process can be a light, medium, or heavy wet looking surface. Each process requires from one layer to three plus layers. Allow 18 hours between each application of sealer for brightness.  Allow 6 hours before light foot traffic is allowed.
