A little bit about travertine…Travertine is a unique stone that comes in many different finishes. Travertine comes in what is known as filled and unfilled. What this means is that travertine naturally has holes that run throughout the stone. The filled travertine is exactly what it says— the holes are filled giving the stone a smooth finish.
Travertine comes in a honed (matte finish) and a polished finish. These finishes need to be cared for and will from time to time need honing to remove scratches and etching or it will need to be re-polished and sealed. Sir Grout offers services that will keep your travertine looking like new. We can clean, hone or polish and seal your travertine. If you desire we can custom finish your travertine to the finish of your choice. From time to time holes will become exposed in the filled travertine and we can repair these holes and make your travertine look new again.

When it comes to cleaning your home, it may be difficult to decide what to do and which area of the home to start cleaning. One aspect of the home that can be difficult to clean at least on your own is the carpet. Are you better off having a professional clean your carpet and if so, what is the cost of professional carpet cleaning? This guide will provide you with some information and tips for choosing a professional carpet cleaning service and what you can expect as far as cost. The cost of the job will largely depend on the company you choose and this article explains the average costs of carpet cleaning services and how they are formed.
How to Clean a Carpet
The carpet is the most used furnishing of a home and should be cleaned quite often. Professionals recommend that you have your carpet cleaned once every year or two but most people realistically have their carpet cleaned more like every three years. The main reasons for the delay in cleanings is the lack of understanding on how to clean and maintain the carpet and misconceptions about the cost of carpet cleaning services.
Professional Carpet Cleaning Cost
Most homes have an average of between 800 and 1000 square feet of carpet and the cost of carpet cleaning per square foot can range from $0.20 to $0.30. This means that the carpet cleaning cost for the average home will be close to $200. With this price, that would equate to $70 per year if you had your carpet cleaned once every 5 years. If your home is larger with more square feet of carpet, than the price of carpet cleaning will be higher but some companies may provide discounts for larger jobs. However, carpet cleaning costs cannot go much lower than $200 because homes with smaller carpeted areas are generally charged more per square foot to compensate. This extra cost for smaller areas is justified by the fact that carpet cleaning professionals still must take time to come to your home, prepare their equipment, complete the job, and pack the equipment back into their trucks.
Carpet Cleaning Discounts
There are several ways a homeowner can decrease the cost of professional carpet cleaning. One way is to have your carpet regularly cleaned every two years or so as recommended. If you hire the same company to clean your carpet regularly, you may save costs by getting a discount for being a repeat customer. This will also help ensure that your carpet stays clean and free of dirt, dust, and other allergens to improve its look and longevity. Do not hesitate to ask the company if they use green cleaning methods or technology to clean carpets and the costs of their green cleaning methods. The cleaning standards of the carpet cleaning industry are unofficially set by the Clean Trust, the former Institute of Inspection, Cleaning, and Restoration Certification, and you can check their website for more useful information.
Go green! There are modern and green technologies for cleaning your carpet. When contacting a cleaning company, ask them about it!
Another way to decrease the cost of professional carpet cleaning is to have the company do other cleaning services for you as well. Instead of calling them just for carpet cleaning, see what else in your home needs cleaning and what other cleaning services the company offers. If you have a professional cleaning company clean your carpets and upholstery at one time, the cost of the cleaning will be lower than if you hire out for each cleaning service separately. You can ask a company what other cleaning services they offer when you call for a carpet cleaning appointment.
These average carpet cleaning prices are based on data from a number of different service providers. Before hiring a carpet cleaning professional to come out to your house, call around and request an estimate for the work and choose one with a price and quality of work that suits you. Make sure to ask each company what cleaning methods they use and the cost of each before making a decision. There are three main cleaning methods that are used by most carpet cleaning companies that include hot water extraction, steam cleaning, and dry cleaning. To learn more about each of these methods, ask the carpet cleaning companies for an explanation as you call around for estimates.
If you ever have any questions regarding professional carpet cleaning services, contact a professional service provider. Most carpet cleaning companies offer free estimates and will answer any questions or concerns you may have. Call a carpet cleaning service provider in your area today to get started.
Carpet maintenance may not be the first thing on your mind when you purchase your new commercial carpeting but it is the only way to keep commercial flooring looking and performing great for many years.Given that you have chosen the right goods for the right environment, the right maintenance plan should be all you need to keep your floors looking fantastic all their lives.Proper maintenance doesn’t happen by chance. Proper maintenance is part of an intelligently planned program that includes preventive maintenance and regular cleanings. The difference between an effective and ineffective maintenance program is the difference between soiled unattractive flooring that is replace prematurely and great looking carpet that long outlives its life expectancy. This page is designed to give you the information you need to create an effective maintenance program that will extend the life of your carpet.
Reactive vs. Proactive
Commercial flooring is a substantial investment for any business, you cannot afford not to maintain it. The longer it lasts, the lower it costs. But the initial cost does not encompass your entire investment.Look at it this way: no one buys clothes and then throws them out after wearing them (unless your Paris Hilton). You wash them, or take them to be dry cleaned. Over the life of the clothes you will probably pay five times what it costs to buy them, to have them cleaned. Lets say you bought a shirt for $30.00. Lets say you wear it once a week to work and have it dry cleaned once a week. After 52 weeks if you paid $1.00 per visit to the dry cleaners it will have cost you $52.00. Lets say you owned that shirt for 3 years. You will have spent $156.00 in maintenance on a $30.00 shirt. It doesn’t seem right but like it or not its either that or the Paris Hilton plan which is a whole lot more expensive. If you are going to be in charge of flooring maintenance you have to decide which approach you want to take, proactive or reactive. The reactive approach looks like this: don’t pay any attention to the flooring after it has been purchased and installed, then when it looks bad, call several companies, try to decide the best one for you and then set up a time for them to clean and hope all goes well. The proactive approach goes like this: During the purchasing process, a maintenance plan is discussed. High usage zones vs. minimal usage zones are determined and laid out on a blueprint. Then a strategic plan is designed to incorporate the right cleaning methods and frequencies for each zone. And a plan is created that combines professional cleaning with your own in house staff to give you the most cost effective way to keep your flooring looking showroom new all the time.
Keeping Up AppearancesReactive Maintenance: This mentality is to wait as long as possible and only clean the carpet when it looks and/or smells bad. The problem with this approach is that carpet is designed to hide dirt so waiting till you can see it is like waiting till your engine is low on oil before you go in for an oil change. You are going to have dramatically reduced the life of your engine and you are going to have more costly repairs and not have your vehicle back quickly. The same goes for maintaining your flooring.Proactive Maintenance: This is a strategic approach that is put in place from the moment the flooring is installed. A certified floor care professional will draw up a plan based on traffic and usage levels and determine the frequency in order to keep your flooring looking like new. This plan removes soils before they can permanently damage fibers and keeps the cost per cleaning at a predictable and affordable level. Downtime is almost non-existent!Reactive Then Proactive Maintenance: This approach occurs when a company neglects their flooring purchase and then recognizes the negative affects and seeks an intelligent proactive approach. The appearance of the floor will actually improve with each subsequent cleaning till it levels off!
Different Types Of Soils
Soil Removed With VacuumingDry soil, soil that can be vacuumed away, makes up for 79% of the soil hiding in the construction of the carpet. This soil is made up of mostly sand, clay, dust, insects, pollen, food crumbs and silicates. The grittiness of the sand and clay causes most of the damage to commercial flooring by scratching its surface and fibers. Commercial flooring, like all flooring looks great when it is reflecting the most light possible at you. In fact the fibers used today in all carpeting are engineered to reflect light at you. The more they are scratched by these abrasive soils left behind, the duller the floors appearance is. Good news is, these soils can be easily vacuumed away with a good commercial vacuum and someone on your staff.
Oily Soils On Carpet FiberOily Soils which include grease, resins, tar, food oils and the like cannot be vacuumed away. They attract and hold dry soil to the fiber. No matter how much vacuuming is performed, these soils will build up and need to be professionally removed for the best results.
cleaning and sealing slate floors showers and countertops: Newport Beach
We love working on slate because we can show what sets us apart. We use the best machinery, products and scrub brushes to achieve our desired results. Most of all we feel like you can really see our years of experience coming out in the work we do when it comes to cleaning slate floors. We really do make the colors pop like you see in the pictures. We prefer in most cases to use a penetrating sealer if our customer likes the natural look because their is almost no maintenance.
Penetrating sealers look good and natural, but don’t provide a shiny floor. Many people like the natural look and are not looking for a shiney floor so for that reason penetrating sealers are the best choice when a shine is not required. The reasons we like penetrating sealers so much is they never need to be stripped out later,You can go year after year, just cleaning and coating, because penetrating sealers do not cause build up.
A water base acrylic provides a good shine and can be coated through out it life, but will need to be stripped out, approximately 1 to 4 years, if maintained well I have seen acrylics last as long as 10 years but that’s under the perfect conditions. Enhancer makes the floor quite dark and it seems to have a shorter life than some of the others. Oil-based acrylic is a a better choice in many cases it last longer and brings out just as much color. To remove old finish from slate we use a buffer or sometimes a steam machine. We will help you to make the best choice for your floor.
Before we removed all the old finish on this beautiful slate floor we taped off all the carpit. The walls we are careful not to hurt and clean when where done. Then we cleaned the slate and prepared the floor for sealer. this is after we finished removing old finish cleaned and sealed the slate. now it looks amazing but more inportantly it’s going to hold up for a long time to come.
Slate
Slate is a fine grained metamorphic rock that splits into thin smooth surfaced layers. It is caused by strong compression causing fine grained clay flakes to regrow in planes perpendicular to the compression. When expertly cut by striking parallel to the foliation with a specialized tool in the quarry, many slates will form smooth flat sheets of stone which have long been used for roofing and floor tiles. Slate has a very unique mineral composition that consists of quarty and muscovite or illite, often along with biotite, chlorite, hematie and pyrite. The tiles of slate are often used for interior and exterior flooring, stairs, walkways, and wall cladding. Tiles are set on mortar and grouted along the edges. A sealant would then be used to improve durability, increase stain resistance, reduce surface smoothness, and reduce efflorescence. Efflorescence by definition is the loss of water(or solvent) of crystallization from a hydrated or solvated salt to the atmosphere on exposure to air. On porous materials efflorescence may present a cosmetic problem only, but can sometimes indicate serious structural weakness. In conclusion, slate is a beautiful natural stone that can add elegance to any room, but also needs to be cared for properly. Whether you have a new slate floor that needs care or an older slate floor that needs to be restored to new; Pacific Carpet & Tile Cleaning in Newport Beach Floor Restoration knows slate.

Do you have or want polished travertine? Whatever your needs are Pacific Floor Restoration has the training and experience you need to polish your travertine. At Newport Beach Floors we use state-of-the-art Diamond pads and specially formulated compounds. With these two components we can achieve a highly polished surface with a great deal of clarity.
Travertine polishing processes can be very controversial because there’s a lot of different ways to travertine marble and every contractor uses a different technique. What technique is the best, and who can I trust? I’m going to address a few of the different ways you can polish a travertine because there is so many that I cannot address them all.
The most popular one is acid polishing with steel wool most commonly known as crystallization or vitrification. This process is not recommended by Pacific Floor Restoration for the reasons in the video on the homepage.
Another populur travertine polishing process is diamond polishing.Diamond polishing which is basically running a very fine grit diamond with water until you receive the desired polish. this alone is not recommended by Newport Beach Floor Restoration because we can achieve a much better result with our technology.
Another popular system for polishing travertine is with polishing powders, pastes, or diamond pads. These past and powder are very complex with alot of different components but to simplify it, these powders are very abrasive and acidic and when used right they can give good results. This alone is not recommended by Pacific Floor Restoration because we feel that we can achieve a better result with our technology.
At PacificFloor Restoration we are trained to be able to polish with all the above techniques, and technologies. Now with that said we recommend using a combination of diamond polishing, and powder polishing because we have developed a powder that works with diamond polishing. We don’t feel that one polish gives all the benifits that we can give.
How to Polish Travertine
To polish travertine you must start off with a Clean floor. The next step would be to evaluate the travertine to see how badly the floor is scratched etched or how healthy the floor is so we can determine how deep you must go with your diamonds typically most floors will start off with a #400 diamond and then proceed with the next steps #600-#800-#1800-#3000-#6000 diamonds (Every system is different this is just a generic example). After running all your diamonds you can start with your polish if more shine is desired. After cleaning, grinding, and polishing is done then you will need to seal the floor with a penetrating sealer to complete the job.
Polished Travertine pros & cons
Pros and cons to having your travertine polished. Lets start with the pros first. With a polished travertine we can use more hardener in our water solution when grinding the floor with our diamonds, which all travertine floors could use because of how soft the stone is. So basically because we are polishing your stone we can make the surface harder, and make it more scratch resistant. Polishing will also bring out the natural colors in the tile and act as an enhancer.
There are a few cons as well. Because your floor has such high shine everything is noticeable like holes, dirt, and worn areas. The floor will be harder so it wont scratch as easily, but you will notice it more.
This is a personal preference and the amount of shine can also be determined by you and your Pacific Floors Representative. Give Texas Floor Restoration a call to polish your floor.
Honing is more commonly performed polish on a Travertine floor. Honing is actually a type of polish, a lower level polish like a satin finish, and because most Travertine floors come from the factory with that low shine/hone and most Marble floors come from the factory polished dose not mean all marble or Travertine floors that come that way or has to stay that way. Whether or not your floor has come from the factory polished or honed we can always customize your marble to a honed finish. When your Marble has been worn for several years, and has developed enough surface scratches to dull the surface, or just plain dirty you might be ready for your Marble to be resurfaced.
Marble HONING PROCESSESPacific Floor Restorationis is able to machine hone your Marble with the use of diamond abrasive pads. This procedure will remove minor scratches and surface abrasions and return the Marble to a like new appearance or in many instances better. If your tired of the honed look you can always choose a polished or higher hone depending upon your tastes and preferences. Marble honing can also be performed with the use of an abrasive compound power also known as ,honing powders and state-of-the-art diamond pads. The most important thing is how you seal your Marble when you’re done honing because that’s going to keep it looking better for longer.
Do I Need my Marble Refinished?
Over time every floor will need refinished, honed or cleaned and if you let it go to far replaced. When your Marble has been worn for several years, and has developed enough surface scratches to dull the surface, or just plain dirty you might be ready for your Marble to be resurfaced. If your reading this chances are your marble need some attention so don’t hesitate call today. (949) 545-5205
Our marble cleaning typically involves a intensive cleaner that is very affective, but very gentle on the stone. We are very careful not to get the stone too wet, because any floor can be water logged or flooded. This is very important because water and soap can hurt or damage your floor by penetrating too deep.
There are alot of other companies that will use surface cleaners which is basically a pressure washer with a vacuum. These machines often open up the pores on soft stones, and for that reason we don’t recommend using that on your specialty floor.
These machines use between 1200-1800psi at 3 gallons per minute, that is way to much water hitting the floor with to much pressure. The vacuum does not stop the water from penetrating the floor and opening up the pours.
Let me give you example that you might understand: If you have ever pressure washed your driveway or concrete you would have noticed little particles of sand all over you and everything around you. Now we can think that it’s dirt but the truth is that it’s prat of the concrete and you are opening up the pours. Thats why after cleaning your concrete it gets dirtier fater and faster unless you seal it. this will happen to your marble the same way.
Marble Maintenance Services :
Once you have your marble floors done by a professional, the floors should last about 1-4 years depending on traffic and if the floor was sealed correctly. We recommend getting your floors done as needed in that window, and never wait longer than the recommended 4 years.
Types of Marble Finishes
Marble tiles have become more and more popular in home flooring, walls, backslpash, pavers, and around the pool. All travertine can look uniquely different due to their different finishes. Some of the most popular finishes are polished (a mirror like shine), tumbled (rough), Brushed (worn or textured suface), or honed (matte). Your Texas Floor technician will be able to successfully identify which type of travertine you have and can further advise you on how to clean to it’s maximum potential. Each marble is different, and they varry on color, durability, porosity, and density depending on the quarry that it came from. No two marbles are the same so be cautious when a company has a “one size fits all” answer to your floor cleaning plan.
Mistakes we see when Cleaning Marble
Cleaning marble requires special tools, chemicals, sealers, and protectants to prevent scratching, etching, and permanent staining. If your professional DOES NOT have the right tools, chemicals and expertise he could create a scenario for some fairly signifigant damage to your marble stone. CAUTION: never clean marble with cleaning products containing lemon, bleach vinegar, or any type of acidic products. Also never use scouring creams and powders. These types of products will etch or scratchmarble floors and cause costly marble restoration services to your budget. Also NEVER clean with high alkaline cleaner as they break down the sealer leaving your floors vulnerable to water stains, etch marks, and other stains. We also NEVER Recommend using using OxiClean or Mr.Clean Magic Eraser as a cleaner on any type of natural stone. OxiClean and Mr. Clean Magic Eraser have many beneficial uses but using it to clean your marble is NOT one of them. All our clients receive a comprehansive Stone Care Guide that address these issues.
The next biggest mistake we see people make is that either home owners or their professional marble cleaner will use a generic sealer from the local hardware store that leaves the floor with a sticky residue. The reason for that is because your polished, tumbled or honed marble has various different porosities. You will need a sealer that correctly matches your marble type.

What is Marble?
Marble is a rock resulting from the metamorphism of sedimentary carbonate rocks, most commonly limestone or dolomite rocks. Metamorphism causes variable recrystallization of the original carbonate mineral grains. Marble comes in many different colors and designs. Pure white marble is the result of metamorphism of a very pure limestone. The characteristic swirls and veins of many colored marble varieties are usually due to various mineral impurities such as clay, silt, sand, or chert which were originally present as grains or layers in the limestone. Another type of marble, green marble, is often due to serpentine resulting from originally high magnesium limestone or dolostone with silica impurities. These various impurities have been mobilized and recrystallized by the intense pressure and heat of the metamorphism. Construction marble is a stone which is composed of calcite, dolomite or serpentine which is very easily polished. Marble is a stone that many cultures use to show status or wealth. Marble is a gorgeous stone than can transform any room to elegance. Whether you have a new marble floor that you want to keep its luster or an older marble floor than you want restored to that brand new shine; Texas Floor Restoration knows marble.
